Materials are separate unless explicitly stated (e.g. Seasonal Packages). We’ll confirm any material costs before purchase/install. Steward Memberships cover labor time; materials remain your responsibility.

We handle many urgent issues (doors that won’t secure, active leaks where safe to address, broken glass, tripping hazards, basic electrical troubleshooting, etc.). If it’s life-safety related (fire, gas smell, active flooding, sparking panels), contact the appropriate emergency service first—then we can assist with repairs after the immediate hazard is controlled.

Yes. For landlords and managers, we can coordinate scheduling, access windows, and completion updates. You’ll get clear communication so you’re not playing middleman. It is very common for us to work directly with both the tenant and landlord/manager to get the job done right and in a timely manner.

To keep quality high and scheduling reliable, we generally do not take:

• Full remodels or large-scale renovations as “same-day” work

• Major electrical service/panel replacements

• Major plumbing replacements (main lines, extensive re-pipes)

• Roofing replacement, structural engineering repairs, or foundation work

Typically, you’ll hear back the same day during business hours with next steps and available options (same-day when possible, otherwise priority scheduling).
